A guide to selling your home
At The Nottingham, we understand selling your home can feel like a daunting and complicated process. So we’ve put together this simple guide to help make selling easier to understand.
Step 1 – Arrange a valuation
Getting an accurate value for your home is key to a quicker sale. We provide a free valuation service that’s expert, professional and comes with no obligation.
Step 2 – Appoint an estate agent
There’s a lot to think about when choosing an estate agent, including how viewings are conducted, their high street presence and how your home will be marketed. We have a strong regional network with branches in prime high street locations, we will create a personal marketing strategy to make sure your home is effectively marketed and can also organise your Energy Performance Certificate.
Step 3 – Getting ready for viewings
It’s really important to prepare early for viewings so your home can make the very best impression. We also offer accompanied viewings if you’d prefer us to take care of them for you.
Step 4 – Marketing your property
If you instruct The Nottingham to sell your home, we’ll prepare full colour property details and a professional signboard to promote your property and find the perfect buyer.
Step 5 – You’ve got the right offer!
When you receive an offer, it must be confirmed in writing (even if you’ve already discussed it). We’ll check that your buyer is able to proceed before you accept and we’ll also dedicate one of our sales progression specialists to your sale – they’ll drive your sale through from start to finish to make sure it moves quickly and in a stress-free way.
Step 6 – Accepting an offer
On acceptance of the offer your home is sold subject to contract, and all the relevant parties will receive written confirmation from us.
Step 7 – Instructing a solicitor
You’ll now need to instruct a solicitor or conveyancer to proceed with the sale. It’s important to agree the fees before the work commences.
Step 8 –Progressing the sale
Your buyer will start to carry out any surveys required on your property. At this stage your solicitor will start to draft a contract for you to agree on the fixtures and fittings to be included in the sale. And of course, your sales progression specialist will be doing everything possible to get your sale through.
Step 9 – Exchange contracts
Once you and your buyer have signed the contract, your buyer’s deposit will be transferred to your solicitor. A completion date will then be set. At this point, both you and your buyer are legally bound.
Step 10 – You’ve completed!
The balance of your sale will now be paid and as soon as your solicitor or conveyancer receives it, they’ll let us know. Keys are then released and it’s time to move out as your buyer moves in!
