Frequently asked questions

Everyday Living is Nottingham Building Society's residential mortgage range. It's the core of our lending for purchases and remortgages, and the foundation our specialist mortgage propositions build on.

Everyday Living residential mortgages are for up to two applicants aged 18 or over who are buying or remortgaging a home they'll live in.

Applicants need permanent rights to live in the UK and must have lived here for the past two years. Clients who are new or returning to the UK can be considered through our Worldwide Welcome foreign national and returning expat range. All applications come through a mortgage intermediary on an advised basis.

First-time buyers, home movers and remortgagers including;

  • employed and self-employed clients
  • contractors
  • agency and zero hours workers
  • clients on maternity leave, let-to-buy cases
  • clients buying before they've sold
  • borrowers lending into or in retirement.

When a case needs more, our specialist mortgage propositions cover previous credit problems, enhanced affordability, foreign nationals and returning expats, and retirement interest-only cases.

It depends on your client's income, commitments and LTV.

We can lend up to 5.5x income where gross income is £50,000 or more (combined for joint applicants), and up to 4.49x for all other cases, with maximum loan sizes set by LTV band.

If your client needs to borrow more on a purchase, look at our enhanced affordability Make it Possible. The latest limits are on our residential criteria page.

Use our affordability calculator for an indicative figure. Once you're registered on our broker portals, you'll complete and save an affordability calculation before entering a residential DIP or application, so it carries through with the case.

Yes. First-time buyers can borrow up to 95% LTV, and we accept gifted deposits from a wide range of family members. Deposit funds must be in the UK at the time of application and can't be funded by a loan.

Yes. Regular bonus, overtime and commission are used at 50%, and guaranteed bonus, overtime and shift allowance at 100%.

We can also consider;

  • second job income.
  • fixed-term.
  • rolling.
  • umbrella.
  • agency and zero hours contracts.
  • CIS income.
  • rental profit.
  • pension income and some state benefits.

Our residential criteria page shows how each income type is assessed.

Yes, subject to credit score. Our Everyday Living residential criteria can consider some historic credit issues, such as satisfied CCJs and defaults within set limits, and IVAs or bankruptcy that have been discharged.

For clients who've had more recent or more significant credit problems after a life event, Life Happens adverse credit range has three tiers of criteria.

75 for Everyday Living residential mortgages. If your client plans to work to 75, confirm it on the broker declaration, and their type of work needs to support that.

Where the term runs past our assumed retirement age of 68, show how your client will afford the mortgage on a potentially reduced income.

Our enhanced affordability Make it Possible range allows a maximum age of 85 at the end of the term.

Our packaging guide sets out the minimum by income type.

As a starting point: the latest payslip for basic salary (three for variable pay), the last two years' SA302s and Tax Year Overviews for self-employed clients, and evidence of the deposit for purchases.

The system sets how many bank statements it needs, up to three months. We check ID and address electronically where we can, and we'll ask for documents if it doesn't verify. Upload scanned copies, not photographs, and use different documents for ID and address.

Yes. Talk to your BDM before you submit. If a case makes sense but doesn't fit the box, we want to hear about it.

Every application has a named underwriter. Our underwriters look at the whole case, not just the credit score, and may ask for further evidence such as bank statements, accounts or contracts where they need it. If we decline, we'll explain why and give you the chance to discuss it.

We publish current service levels for each of our broker portals, including initial case assessment, document processing and the average time from application to offer. They're updated regularly on our service levels page.
