Worldwide Welcome

Mortgage for a client new to the UK whose permanent job hasn't started yet.

Raj's case fails three automated checks at once because he's new to the UK and has no UK credit file to score, his job hasn't started yet so there's no payslip, and his deposit arrived from overseas. None of that says anything about whether he can afford the mortgage; it simply reflects the fact that the standard template wasn't built for someone who arrived last month.

Under our Worldwide Welcome range there's no minimum time living in the UK, we can access overseas credit files, and income from a confirmed permanent role can be considered before the first payslip.

So the case comes down to the questions we'd ask of anyone: is the income real, and is it likely to continue?

A breakdown of the case

Raj's situation
Why this can be hard to place

Raj has recently relocated from India to Manchester after accepting a senior role with a UK fintech. He has nine years' experience in software development and has signed a permanent contract at £92,000 a year.

He and his spouse have found a home they want to buy, and Raj is applying as a sole applicant with a 10% deposit.

The difficulty is timing. He's only just arrived, so he has no UK credit history, and his employment doesn't start for another six weeks.

How Nottingham Building Society would consider this case

We would look at four things:

  1. Whether Raj's overseas credit history can be accessed and what it shows
  2. That his right to remain in the UK is secure
  3. Whether the new employment is confirmed and evidenced
  4. The deposit can be traced to a legitimate source.

Element What we see in this case How we would treat it
UK Credit history None. Raj arrived in the UK recently. Foreign National applications are subject to enhanced credit assessment. We can access overseas credit files. A successful Experian search supports lending at up to 90% LTV; where searches are unsuccessful the maximum is 75% LTV.
Residency Recently relocated from India to Manchester. No minimum UK residency requirement under the Foreign National proposition. Full address history, including overseas addresses, is required.
Visa On a visa that provides a route to remain in the UK. No minimum time remaining on an acceptable visa. Evidenced by a GOV.UK share code confirming immigration status and visa type.
Future income Signed permanent contract at £92,000, starting in six weeks. 100% of confirmed future income considered for affordability, evidenced by the employment contract and an employer reference confirming salary and start date where no payslip is available.
Overseas commitments To be disclosed at application. Any overseas financial commitments are included in affordability and stressed at 125%.
Deposit 10%, originating overseas. Deposit must be held in a UK bank account before application. Source of funds and, where required, source of wealth evidence needed. Deposits from certain countries may need enhanced verification.

Someone who's built a career over nine years, landed a senior role in the UK and found the home to go with it, only to find that arriving last month and starting next month means there's nothing on paper for a standard check to read.
